Lumina’s modern concept to take off with Johor’s dawn of prosperity

The southern state of Johor, in particular, Iskandar Malaysia is now abuzz with a series of development initiatives, such as the Johor – Singapore Special Economic Zone (SEZ) and the Special Financial Zone, both of which are expected to be the magnet of foreign investment. A location with proximity to Singapore now has a heightened advantage as the SEZ is expected to facilitate a much higher volume of cross-border movement of people, goods and investments than at present.

Leveraging on the horizon of prosperity in Johor, BCB Bhd is developing the  Lumina Commercial Park at Iskandar Puteri, a region with established residential enclaves such as the Horizon Hill, Senadi Hills, East Ledang, and is less than 20km from Singapore’s Tuas  Checkpoint. Via the Coastal Highway, Lumina Commercial Park is also connected to other established neighbourhoods in Iskandar Puteri such as Nusa Bestari, Bukit Indah, Puteri Harbour and Medini. 

With a gross development value (GDV) of RM200mil, Lumina  Commercial Park is a freehold development. It also distinguishes itself by integrating modern design, green spaces and place-making via local arts and culture.

Comprising 75 lifestyle shops on a ten-acre plot in the first phase, the commercial park offers two-storey and three-storey shoplots, measuring 22 ft by 70 ft and 22 ft by 90 ft.

Sporting a modern contemporary architecture, the shoplots feature double frontage, double volume, large windows, clean lines and asymmetric pitched roof design, rendering a chic and contemporary air to the development and a welcoming change to the conventional retail establishment. Other unique features include the double ground design and the conversion of the back lane into a walkable space that optimises the function of the dual frontage.

Named The Jewel Walk, it will be a roofed lane in Lumina conceptualised as a lively venue steeped in local arts and culture. The special lane will host events such as street performances, food fairs and festival activities, as well as art shows at the Art Avenue that forms a section of the Jewel Walk. The Art Avenue will feature murals portraying Johor’s unique cultural features, giving a street art backdrop that appeals to visitors and event organisers.

Lumina Commercial Park will also have a distinct cultural cum green space called the Laksamana Park. Inspired to commemorate the memory of the late Tunku Laksamana Johor, whose passing has moved the Johor royals to set up the Tunku Laksamana Johor Cancer Foundation, Laksamana Park will have a centrepiece installation at the entrance, and other sculptures amidst the ribbon-shaped park. The park will also be equipped with seating areas and exercise facilities, completing Lumina Laksamana Park as a lifestyle destination that blends retail, nature and culture in one spot. 

To be developed over four phases, Lumina Laksamana Park is planned to total 36.5 acres in size. Phase one is priced from RM2mil to RM5.5mil and completion is targetted in 2027.
